Our staff is trained to provide the necessary inspection and analysis to satisfy the requirements called out by several  State Statutes. Turnover Inspection Reports (TIR)

One of the new laws/amendments (House Bill 995. Florida Statute 718.301-4) regulates the transfer of a condominium development from the developer to the association. It states that it is required that a report be included in the official records, under the seal of an architect or engineer authorized to practice in the state of FL, attesting to required maintenance, useful life and replacement costs of the thirteen common elements comprising a Turnover Inspection Report. Common areas include but are not limited to:

·         Roof

·         Structure

·         Fireproofing and Fire Protection Systems

·         Elevators

·         Heating & Cooling Systems

·         Plumbing

·         Electrical Systems

·         Swimming pools & Spa Equipment

·         Seawalls

·         Pavement & Parking Areas

·         Drainage Systems

·         Painting

·         Irrigation Systems

Our Process:

  • Blue Ray Engineering will carefully review all condominium documentation such as architect/engineer drawings, plans and specifications to determine system and equipment details.
  • One of our engineers will schedule and perform an in depth site inspection of the condominium property.
  • We will review client provided documents that include: developer suggested required maintenance and manufacturer recomendations. We will also review all of industry standards.
  • We will develop or analyze Replace Reserve Reports to determine the useful life and replacement costs of all common property components for the condominium.
  • Blue Ray Engineering will provide a final report that will meet all state laws pertaining to turnover inspection and all other legal statutes.

 

 

 

 

 

 

 Did you know?

  • Turnover Inspection Reports are required by the state of Florida as of October 1, 2008.
  • The Developer is responsible for providing and funding the Turnover Inspection Report to the Condo Association
